You may be thinking to yourself, "Why should I care about what Brian has to say? Why is he any different than any of the other supposed real estate 'gurus' out there?"

The first thing I can share with you is that I don't claim to be perfect, or to have all the answers.

By the above definition, I'm definitely an "expert." I've made my share of mistakes, but I learn from them. I make note of what works and what doesn't. Then I continue to adapt as the marketplace changes.

I HAVE STUDIED AND DOCUMENTED THE ACT OF SELLING REAL ESTATE

I’ve studied the ins and outs of the residential real estate industry for decades now. I’m never satisfied with “good enough.” I want to know the RIGHT way to do things. I am VERY self-critical and analytical. When one of my agents has a question that I don't know, I do the research to find the right answer. If a problem develops with a client or with a transaction, I won’t rest until I’ve figured out what happened. Then I try to take steps to prevent that from happening again. Beyond that, I will take a hard look at myself to see if I was at fault, or how I could have done something differently to prevent it, even if I wasn't the main "cause" of the issue.

My hope is that you can benefit in some way from my experience without needing to make the same mistakes yourself!

HOW TO "DO REAL ESTATE" IS MY SPECIALITY

I will readily admit that there are many agents who are better than me at marketing their own services. I’ve just never really enjoyed that part of the business due to my introverted nature. So if you are looking for "agent promotion" ideas, I'm not going to be much help. But as far as the "nuts and bolts" of listing and selling real estate, that's my specialty! I may blank on a client’s name when I run into them at the grocery store, but if they ask me if it's legal in my state for a lender to sue for the deficiency balance after a short sale, I can quote the state civil code section that deals with that topic without looking it up. [It's Civil Code section 580, paragraph E, in case you were wondering!]

There are several agents and brokers from other firms in my local area who reach out to me when they have questions regarding an issue they are having in a transaction. We joke amongst ourselves that I am their "after-hours real estate broker support hotline."

I have personally sold more homes in my market than any other individual agent by a significant margin. I've had the opportunity to train, mentor, and coach other high-producing agents while running my own brokerage.

Throughout the years, I've been invited to speak at numerous real estate groups and business organizations, including the Delta Association of Realtors, Women's Council of Realtors, Soroptimists, and Seniors in Retirement. My insights have been shared on multiple podcasts like Real Estate Resource and True Living, and I've been interviewed by local newspapers and the local NBC TV affiliate multiple times.

I'm also an author of several real estate books and whitepapers, sharing my knowledge and expertise further. My academic background is in finance, and before becoming an agent, I managed a lending office where I gained invaluable experience in underwriting, title insurance, appraisal, and other mortgage lending aspects.

Throughout my career, I've earned several prestigious designations, including Certified Residential Specialist (CRS), e-Pro, Commitment to Excellence (C2EX) endorsed by the National Association of Realtors, Accredited Buyer's Representative, Certified Distressed Property Expert (CDPE), and Short Sales and Foreclosure Resource (SFR).
